What is POA?

A POA is a legal document authorising a person (the attorney) to act on behalf of another person (the principal) for specific purposes. For NRI property transactions, POA allows a trusted person in India to sign documents, complete registration, and handle all formalities on your behalf.

Types of POA

**General POA:** Broad authority to handle all property matters. Higher risk but more flexible.

**Special/Limited POA:** Authority limited to specific transactions. Recommended for single property deals.

**Revocable vs Irrevocable:** Always use revocable POA unless there's a specific reason not to.

Step-by-Step Process

### Step 1 — Draft the POA The POA must clearly specify: - Your full name and address - Attorney's full name and address - Property details (survey number, address) - Specific powers granted - Duration of validity

### Step 3 — Apostille (for Hague Convention countries) If you're in USA, UK, UAE, Australia, or other Hague Convention countries: - Get the notarised document apostilled by the designated authority - In USA: Secretary of State of your state - In UK: Foreign Commonwealth Office - In UAE: Ministry of Foreign Affairs

### Step 4 — Send to India Send original apostilled POA to your attorney in India via courier (DHL/FedEx recommended for tracking).

### Step 5 — Adjudication in India Your attorney must get the POA adjudicated at the local Sub-Registrar office. This involves paying stamp duty on the POA document.

### Step 6 — Registration The adjudicated POA is now valid for use in property registration in Visakhapatnam.
