Why Registration is Mandatory

Registration under the Registration Act 1908 is compulsory for: - Sale deeds - Gift deeds - Lease deeds (above 12 months) - Mortgage deeds

Unregistered property documents are not admissible as evidence in court.

Step 1 — Prepare Sale Deed

A sale deed must be drafted by a qualified advocate or document writer. It must include: - Complete details of buyer and seller - Property description with survey numbers - Sale consideration amount - Payment terms and conditions - Encumbrance clause

Step 2 — Calculate Stamp Duty

Andhra Pradesh stamp duty rates: - Stamp duty: 5% of market value or sale consideration (whichever is higher) - Transfer duty: 1.5% - Registration fee: 0.5% (maximum ₹20,000)

**Example:** For a ₹50 lakh property: - Stamp duty: ₹2,50,000 - Transfer duty: ₹75,000 - Registration fee: ₹20,000 (capped) - Total: ₹3,45,000

Step 3 — Pay Stamp Duty

Pay stamp duty online through: - AP IGRS portal (igrs.ap.gov.in) - Authorised bank branches - MeeSeva centres

Keep the challan/receipt — it's required for registration.

Step 4 — Book Registration Appointment

Step 5 — Attend Registration
